Housing associations and property owners are now investing in energy efficient lighting. The property developer JM take the lead with its pilot project in Norra Djurgårdsstaden in Stockholm. Together with Fagerhult they have integrated the latest lighting technique in their properties. The result? Up to 50 % in energy savings.
The lighting in Swedish apartment buildings costs about 2 billions per year, which means that there are much savings to be made. JM and Fagerhult worked together to show the possibilities of energy saving systems. The pilot project lies at Norra Djurgårdsstaden in Stockholm and is funded by the Swedish energy agency. Sustainable Innovation (Sust) project managed the project.
“Energy efficiency is an important part of JM’s brand and an obvious starting point for the approximately 3000 properties we build every year”, says Allan Rasmussen, project manager at JM.
Today JM has an energy usage, excluding household electricity, of about 60-65 kWh per square meter per year. To lower the already low usage could be both expensive and complicated.
“That is why the lighting is so interesting. It gives us the opportunity to reduce the energy usage even more, to a reasonable cost. We also notice an increasing interest in energy and lighting from our customers, particularly on the boards of tenant owned apartments. The solution at Norra Djurgårdsstaden will be beneficial for the tenants for a long time, both in terms of lower energy consumption and reduced maintenance.“
Lighting that “follows”
The housing association Garphyttan has 69 apartments with four stairwells. The first house was ready for occupancy in October 2012. Since it is a senior housing development, extra emphasis is put on lighting with good light levels that make it easy for one to orientate in a safer environment.
Product & Application Manager Peter Björkman has planned the lighting solution for the public areas; he focused on the lighting in the entrance and stairwell. This area normally amounts to almost 80 % of the total energy usage of real estate electricity.
“We choose to develop a brand new luminaire, Tibi, that is based on LED-technique. The luminaires were installed in stairwells and entrances in two different models, wall and ceiling mounted”, says Peter Björkman.
The luminaires are very energy efficient on their own, but have an even greater impact with the use of the wireless control system e-Sense Move. The presence detectors are built in the luminaires that communicate wireless to each other by radio waves.
“The light simply illuminates floor by floor by following the person walking on the stairs. Instead of illuminating all floors at the same time, the lighting is only used on the floors where someone is present. The lighting is not running for an unnecessarily long time after the stairwell is empty, which is the case with the majority of traditional solutions,” explains Peter Björkman.
Flexible, wireless installation
Since the systems communicate with radio waves, there is no need for complicated and expensive wiring. Just install the luminaires, program the building and it is finished.
“By using LED luminaires with e-Sense Move, our calculations show a possible 75 % energy saving, compared to a traditional lighting solution. The housing association has chosen not to turn off the lighting completely, but instead have a constant low light level that affects the savings by some margin. We will measure and get the exact numbers during 2013.”
When planning the facility Fagerhult put lot of effort into future proofing the lighting. The wireless control makes the system flexible. If the association wants to change anything, it will be quick and easy to reprogram it without interventions in the building structure. With a life span of 50 000 hours, the LED luminaires will have minimal maintenance.
Energy efficient options
About 20 percent of the household electricity in Swedish apartments is used for lighting. It is for this reason that JM and Fagerhult made a lighting solution for this application of day to day living. The property owners could make a choice to use Fagerhult’s Easy spotlights with LED for the bathroom and kitchens, instead of the traditional fluorescent lamps. It was also possible to replace the ordinary luminaires above the kitchen counters with an LED luminaire. Comparing the use of halogen spotlights in bathrooms and kitchens verses the new solutions results in an estimated 80 percent energy saving.
Made for demands
Project manager at Sust, Jan Kristoffersson, thinks the project comes at just the right time.
“Property developers, real estate owners and housing associations are becoming interested in lighting for apartment buildings, specifically in the new LED techniques and control systems. To make a breakthrough with this new technique, there is a need for these kind of smart and easily managed solutions”, says Jan Kristoffersson.
Which means that the solution is just as attractive for renovation, rebuilding and extensions as for newly built constructions.
“We are facing extensive renovations of houses that were built during the 60s and 70s. Around one million apartments are waiting to be made energy efficient with good functional lighting.”
